Step 1
Get your financial house in order.
Speak to a reputable lender who will run your credit and assess your income and liabilities to determine whether or not you qualify for a loan and the amount. A good lender will not only evaluate your current financial state but also comfort level and long-term goals in order to help you decide how much you can and want to invest in a home. They will also make recommendations on different loan products to best meet your needs and finally provide a pre-approval letter. Many times this is required by the seller when submitting an offer to purchase their home.

Contact Us
Our job is so much more than helping a buyer find and view homes. Over 90% of buyers start their own home search on the internet. Our primary job is to educate buyers on the process, the market, and make them aware of the choices that may need to be considered. Once a buyer has been pre-approved by a lender, we have an initial needs assessment meeting with buyers where we put together a profile of their ideal home and start searching. Technology has greatly facilitated the house hunt, but with such low inventory, many times we will reach out to our network to find a home before it hits the market.
Step 3
Make An Offer
Once the ideal home has been identified, we guide buyers through the process of writing and submitting an offer and will negotiate on their behalf. Negotiations happen not just around purchase price, but also around terms such as closing date or seller contribution to buyer closing costs. We have proven negotiation strategies that give our buyers the upper hand in such a competitive market. Once both parties have reached an agreement the contract is accepted and bound and the process continues.
Step 4
Remove Contract Contingencies
Once the contract has been executed the buyer and seller work towards satisfying the contingencies found within the purchase and sales agreement for the protection of the buyer. The buyer is entitled to obtain a home inspection and to negotiate repairs with the seller. Once an agreement has been reached the inspection contingency can be removed. The same is true for the appraisal and financing contingencies. The buyer works with their lender to process the loan and the lender orders a professional appraisal of the home to ensure its value.
Step 5
Closing Day
Get homeowners insurance, close and move in! Once all contingencies have been removed from the purchase and sales agreement, the buyer gets homeowners insurance and is ready to close on their home. When money has been exchanged and necessary paperwork signed, ownership is transferred to the buyer and they receive keys to their new place.

Step 1
Evaluating Your Home
The first step to selling your home is to evaluate your home's condition. We will tour your home and make note of any cosmetic or functional problems, and discuss any upgrades or improvements that may bring additional value to your sale. Note that significant problems may require disclosure to potential buyers. We will discuss the findings and available options to help ensure your home is the best condition possible for attracting buyers.
Step 2
Choosing An Asking Price
Many factors should be considered in determining a competitive list price for your home, such as location, condition, age, supply and demand, as well as local market conditions. It will also be valuable to conduct a Comparative Market Analysis (CMA) of similar homes that have recently sold in your area. You may also choose to have a professional appraisal of your home conducted in advance. All of these factors will help guide your decision to establish a list price.
Step 3
Getting Market Ready
Preparing your home for the market may include tasks such as reducing clutter and fixing maintenance concerns as well as updating paint colors and addressing landscaping needs. It may also be advantageous to have the home professionally staged. The focus of this process is to prepare your home to make a great impression and invite the most attractive offers possible.
Step 4
Listing Your Home
When the home is ready for market, we will have professional photography taken. Then your home will be listed on the local MLS and syndicated to area brokerages and agents. Additional advertising methods may also be used to reach the widest audience possible within the target market. Creating a personalized plan to market your home will help attract the interest of the right buyer.
Step 5
Home Showings
Once your home has been llisted your home showings will begin! It may be advantageous to hold an open house. Typically, the owner is not present at showings, but you will be notified in advance of any appointments and showings can be scheduled during specific times to avoid inconvenience. This creates an inviting and welcoming atmosphere for buyers touring the home.
Step 6
Receiving Offers
An offer, or multiple offers, will be made by a buyer, which you may accept, counter, or reject. If a counter is made, we will enter a period of negotiation until an agreement is reached by all parties, or you choose to reject the latest counter. Negotiations can involve many factors, including settling on a sales price, concessions and financing. Once all parties reach an agreement, you will officially be under contract!
Step 7
Appraisal & Inspection
Once a buyer and seller reach an agreement, the buyer may order a professional inspection and appraisal to evaluate the condition and value of the home. Depending on the results of the reports, we may enter another round of negotiations until an agreement is reached by all parties. Depending on the negotiation strategy, you may choose to complete repairs requested by the buyer in order to maximize other negotiation factors.
Step 8
Closing!
Closing day! Your Buyer's lender will provide final confirmation that they are approved to close, and you will sign the paperwork required to complete the sale. This process typically takes an hour or two. Once the paperwork is signed by all parties, your title company will wire the net proceeds of the sale to your bank account, and your home will officially be sold!
